Microsoft Signs Hyderabad’s Biggest 264,000 sq ft Lease at Phoenix Centaurus
Microsoft India (R&D) has inked one of Hyderabad’s largest office deals, leasing 264,000 sq ft across the third and fourth floors of Phoenix Centaurus in the city’s financial district. The five-year lease, starting July 1, 2025, is through managed workspace provider Table Space Technologies. Monthly rent totals around ₹5.4 crore (~₹204/sq ft), including major operating and maintenance charges. This move deepens Microsoft’s commitment to expanding its R&D and AI presence in India’s key tech hub.
