Applied Digital has signed a massive 15-year lease with a major U.S. hyperscaler for 210 megawatts of computing capacity at its new Delta Forge 2 "AI Factory" campus. The deal will generate $5.2 billion in revenue—potentially rising to $12.7 billion with renewals—and sent the company's shares up nearly 9%. Scheduled to open in early 2028, the waterless-cooled site pushes Applied Digital's total contracted portfolio to a staggering $36 billion.
